Living in a Homeowners Association (HOA) community offers many advantages, from beautifully maintained common areas to events that help neighbors connect. However, it also comes with certain guidelines designed to protect the community’s values and ensure everyone enjoys living here. Below, we’ve highlighted some essential information to help you get started on the right foot.

    Our website (Edgewater HOA Website) is your go-to resource for information about social events, paying HOA dues, contacting the HOA management team, submitting architectural modification requests, and viewing fines. The Resident’s information password is “EdgewaterIsAmazing!”


    School Information


    Collins Hill High School Cluster includes Creekland Middle School and Rock Springs Elementary. Several private school options are nearby, with transportation stops in our area.

    First Time Living in an HOA?


    Living in an HOA community like Edgewater offers many benefits, including access to amenities and a well-maintained environment. If you are considering making any changes to the exterior of your home, such as painting, building a new deck, or enhancing your backyard, please check with the HOA before starting. Our comprehensive website and HOA management team can guide you on what is allowed. Fill out a Modification Form before starting any work.


    Fines


    To keep our community beautiful, safe, and desirable, we have established rules. If you unknowingly break a covenant, you will receive a letter offering time to correct the issue within 30 days. If you feel it may take more than 30 days, please contact the HOA management team via email or phone to make arrangements if needed. Fines will be issued if the issue is not resolved within 30 days and can be paid via our website.


    Important: Paying the fine does not absolve the requirement to fix the issue; additional fines or legal action may follow. The fine structure is as follows:


    • $750 after 30 days if not corrected

    • $1,500 after 60 days of non-compliance

    • $3,000 after 90 days, where legal action will also begin

    HOA Management and Board


    AMAG is our HOA management team, handling day-to-day operations under the direction of the HOA Board, which consists of elected community members. The Board makes decisions based on the annual budget from collected assessments, covering maintenance and management of amenities and future community direction.

    ACC Modification Requests


    Please check with the HOA before starting any exterior modifications. Common items requiring approval include:


    • Painting or replacing mailboxes and posts (check for approved paint colors and vendors)New or resized flower bedsReplacing or extending drivewaysAdding non-standard mulch or rock colorsReplacing front or side lawns (only Bermuda or Zoysia grass allowed in front yards)Outdoor lighting installationsReplacing windows, doors, shutters, or garage doors (refer to approved paint color list)Adding or removing trees new decks, gables, pergolas, sheds, gutters, roofs, or shingles home additions like enclosed decks, mother-in-law suites, garages, new living spaces, or sunroomsAdding a pool
